Stephens County residents enjoy a high quality of life. Housing and land are very affordable as compared to metropolitan areas, making it more attainable for families to buy their first – or second – home. The homeownership rate is 72.7%. Stephens County also has a wealth of natural beauty and many parks for residents to enjoy.

Comfortable climate
Toccoa has 4 distinct seasons, yet without extreme heat or cold. Because
of higher elevation, it doesn’t get as
hot here in the summer as many other places with the same latitude; in the winter there are usually 1 or 2 light dustings of snow. Rarely does the weather prevent one from spending
the day outside.

Slower pace of life
Stephens County is close enough to, and far enough from, major urban centers. Stephens County is a true
small town community with a unique
flavor, not just another town engulfed within suburbia. If you crave the city
life, you can easily drive to Atlanta
or Greenville for the day.

Hospital provides top-quality medical services typically only found in metropolitan areas. Our local airport has two recently re-surfaced runways which can accommodate small jets. The Toccoa Symphony offers a year-round concert schedule of classical and modern music. A 4-year college and 2-year technical college serve Stephens County. You can even catch a ride on AMTRAK to New York or New Orleans!

World War II Military Heritage
Toccoa’s unique place in World War II history has inspired books and movies like the The Dirty Dozen, Saving Private Ryan, and the Band of Brothers. Camp Toccoa, located at Currahee Mountain five miles from town, was a WWII paratrooper training base. It was the first training base for the 506th Parachute Infantry Regiment of the Army’s 101st Airborne Division, whose Easy Company was the subject of the book and HBO mini-series Band of Brothers.

Visitors, historians, tour groups and veterans come from around the world to visit the area that became "home" to the paratroopers during their training at Camp Toccoa. Currahee Military Museum houses photos, documents and memorabilia of WWII, including one of the actual stables that housed the 506th Regiment in England. Toccoa also hosts an annual Currahee Military Weekend that includes reinactments, a downtown parade, a 3-mile run up and down Currahee Mountain, and more.
